The problem
A large hotel has a services engineer. A small one has you.
On properties of up to a few dozen rooms the budget does not stretch to a separate HVAC and energy design office. Decisions on the heat source, connection capacity, room for a buffer and a distribution board are in practice taken between the architect and the contractor — often after the structure and room layout are already fixed. The result is equipment sized “to be safe”, no room for plant, and an installation that was never calculated as a whole.
How it works
Floor plan in, concept out.

You send the floor plans
DXF or PDF, plus a few facts about the building and location. If the investor has already chosen a heat pump or panels, we take them into account.

You receive a preliminary design
Hydraulic and electrical schematics, an equipment list placed on the plan, a bill of materials with prices, and a full-year simulation report: consumption, generation, cost, payback. You know how much plant space is needed, and where.

You iterate with the design
The room layout changed, a wing was added, the investor wants cooling — the concept is recalculated on the same model, not from scratch.

You hand over to the investor and the trades
The investor gets a one-page summary with numbers. The installers get documentation they can price and build from — after verification by a qualified person.
Terms of working together
Partner pricing. No commission, no equipment trading.
Partner price for the practice
Architects who work with us order the preliminary design at a partner price. There is no commission on equipment sales — your independence towards the investor stays intact.
The investor orders the equipment
If the investor chooses to have the equipment supplied by us, they order it directly, on their own invoice. The practice does not broker equipment and carries no liability for it.
Contractors remain contractors
We do not carry out electrical or plumbing work. Installation is done by installers chosen by the investor — from our documentation, after its verification.
Verification of the concept
The preliminary design is a concept. Before execution it must be checked by a services designer or an installer with the appropriate qualifications. We treat that as part of the process, not as small print.
